Welcome to Hot Hoods, where we will tell you what the hottest neighborhoods in New Orleans were for the past month! This is the March 2024 edition. Also, check out our handy graph of interest rates, number of homes hitting the market, and the number coming off the market last month too!

 

March 2024 Interest rates and housing stock New Orleans

 

Single-Family Homes

0-$100k: 12 sales total; New Orleans East had the overwhelming majority of these sales

$100k-$200k: 36 sales; New Orleans East was the clear winner in this category! Though the Lower 9th was hot on their heels!

$200k-$300k: 31 sales; Gentilly & New Orleans East were tied up for the most sales

$300k-$400k: 29 sales; Gentilly had 8 of these sales – the others were all over the place, but notably, Hollygrove & Central City had a few more than others!

$400-$500k: 20 sales; Lakeview has been on fire in this price range for months!

$500-$750k: 33 sales; the sales were widely spread out, but Lakeview had the most

$750k-$1M: 13 sales; Milan was the winner here! We don’t see them winning categories very often!

$1M & Up: 13 sales; Audubon was the winner; the highest sale was $1.95M

 

Multi-Family Homes

  • 0-$100k: 3 sales; Algiers, Gert Town, & NO East
  • $100-$200k: 16 sales; Lower 9th Ward
  • $200-$300k: 24 sales; St. Claude was the winner
  • $300-$400k: 15 sales; Gentilly & Mid-City
  • $400-$500k: 12 sales; The winner was Central City
  • $500-$750k: 7 sales; these sales were spread across the city
  • $750k-$1M: 1 sale, and it was in Mid-City
  • $1M & Up: 2 sales – one in the 7th Ward & the other in the Garden District. The highest sale was $1.55M
