Hey there Mr. & Mrs. Seller! I am interested in buying your home but your property disclosures say unknown to everything. You lived here for 20 years and you don’t know anything about your property?!

 

NOPE. 

Sorry, Mr. & Mrs. Seller, you have to tell us what’s up with the house.

 

How much do I have to tell?

All of it. Checking off “unknown” on the disclosures doesn’t mean the buyers can’t sue you for fraud later.

 

What about info from the previous owner?

If you know about it – you must disclose it.

 

What about after inspections? 

If you have inspections on the home and learn about new deficiencies in your home, you must disclose them to all parties afterward.

 

Honesty is the best policy. 

Just tell the truth about issues you know about in your New Orleans home. It will save you a lot of hassle later on.

Also, buyers know they are buying a “pre-owned” home and should not expect everything to be perfect.
