The Streets
Some streets in the Garden District are prettier than others. But does the value change on these blocks? Some say yes, others say no. Here at Be New Orleans, we think it depends on the property. Some Garden District homes garner more money because they are special—and those are typically on the prettier blocks.
However, the Garden District location alone will typically garner a higher sales price than the nearby Irish Channel. If a home is located on one of the busier streets like Prytania, Washington, or St. Charles, this will not normally hurt its resale value.
Townhouses and Condos
If you want to live in this sought-after New Orleans neighborhood but don’t want the upkeep of a huge home, condo and townhouse options are also available! These types of properties tend to hold their value well. And it’s a great opportunity to get into this coveted area.
Old House Charm
You’re not going to find new construction in the Garden District. The homes found here are normally at least 100+ years old! If you’re looking to buy a home in this neighborhood, be ready for old-house upkeep.
Parking
Parking is more common with these older homes than you may realize! Many of the home sales here have at least one parking space. Parking is on many people’s must-have list, which shouldn’t present a problem while homebuying in the Garden District.
It’s Carnival Time
One of the major perks of living in the Garden District is having Mardi Gras at your fingertips. Every Uptown parade rolls down St. Charles Ave – one of the major streets in the neighborhood. (This is when any extra parking is gone on your street!)
Pros of Living in the Garden District
- Walkability: You can walk to bars, restaurants (hello, Commander’s Palace!), shops, and the grocery store.
- The architecture is stunning. You will be enamored by your surroundings!
- Short-term rentals are not allowed in this neighborhood. You can actually know your neighbors!
- Oak trees. They are stunning and help keep the area cool during our brutal summers.
Cons of Living in the Garden District
- Tourists. There are always tons of tourists wandering through the area and snapping photos of your home. Think of it in a flattering way, though!
- Mardi Gras. Yes – we all love Mardi Gras. But if you tire of it before the season ends, you have no choice but to stick it out or go on vacation.
- The price tags. The average price point for a single-family home is typically around $1M. The good news is that homes don’t typically depreciate!
