If you’re home shopping in New Orleans and you fall into the 400-500k price range, that doesn’t mean you don’t want the most for your money. Here at Team Be New Orleans, we have seen many clients in this price range want something renovated and would like some yard space. If that’s what you’re hankering for as well, then keep reading!
East Bank New Orleans
If we are sticking to Orleans parish, then Gentilly is the absolute best fit for the 400k-500k price range. You can get an amazing new build or a solid older home that has been updated. If yard space is needed – they got it too!
The section of Gentilly closest to City Park is the most sought after and you can find a home in this price point.
We would also recommend exploring the Milan neighborhood. It’s considered part of Uptown and has some awesome homes in this range.
You can easily walk to St. Charles, depending on what block your on. If walking isn’t your thing, a quick 5-minute car ride can put you in any other Uptown neighborhood, grocery store, or restaurant.
Lastly, we would suggest checking out Broadmoor. Larger raised basement homes are to be found in this New Orleans neighborhood. You won’t have any trouble finding a home in this price range there! (Keep in mind – not all the lots are big though!)
West Bank New Orleans
Algiers Point has lots of beautiful homes that fit right in the $400-500k range. If you love old architecture, this is a great spot to look for something that has been renovated – but still has charm.
The Burbs
If you’re considering Metairie, this price point makes the Bonnabel Place neighborhood accessible to you. Residents clamor for this neighborhood with its easy access to I-10 and not being right in the middle of Metairie traffic.
Crossing the lake
At a price range for $400-500k, your options on the Northshore are pretty open. This gives you the possibility of getting into one the more sought after gated communities and offers quite expansive houses to boot.
Fixer-Uppers
If a fixer-upper is what you’re seeking, then you have to check out East and West Riverside. Finding a property to transform into your custom home can be found nestled in this area. Many of these fixer-uppers will run you low $400k to high $300’s.
