As we begin your New Orleans home search, we are going to find out from your local lender what your price range is.  Some price ranges are easier than others. If you happen to fall in the $200k or below price point, we are going to face some challenges. We just like to be honest on the front end and set realistic expectations. 

 

Our hurdles will be low inventory that inevitably turns into bidding wars, houses not being in the condition you would prefer, outdated kitchens and bathrooms, and locations that may not be your first choice. 

However, the silver lining for these things is that you can make the house truly your own with some updates! You don’t have to pay for someone else’s renovation, and you might just fall in love with a new section of town! 

 

200k & below houses

 

Where should I look for houses 200k and under? 

Your best bet is going to be the West Bank. Algiers, Gretna, Terrytown, Marrero, and Harvey have more inventory that is under 200k than anyplace else. 

 

East Bank Options

If you want to be on the East Bank and stay in Orleans parish, then Hollygrove, N.O. East, Gentilly Woods, and Pontchartrain Park are your best options. 

If you’re willing to live in the East Bank ‘burbs, look in Chalmette or Meraux for better deals. You can find homes at 200k and below in Metairie and Kenner – but they tend to need more work than other areas.

 

Across the Lake

If you’re looking to cross the lake, Slidell has more options in this price range. 

 

 

The most important thing to remember at $200k and below is that you’re likely going to have to put in some sweat equity and elbow grease to get the house to look exactly how you want it. YouTube videos will be your friend!
