The numbers are in for New Orleans home sales! Our New Orleans home stats are only covering single-family homes – though we do explore the suburbs as well. This is your January 2020 round up of what the New Orleans real estate market is doing.
New Orleans Home Sales
Orleans parish had 211 sales for single-family homes in January 2020. January is typically one of the slowest months for home sale. But, this is an uptick from last year when we had 176 sales.
The lowest sale was $12k for a tear down in the 7th ward and the highest sale was $2.305M in the Audubon neighborhood. (That house had 5 beds/ 7 baths and over 10k square feet)
The median sales price was $290k in New Orleans this past month as well.
Westbank Home Sales
January brought 100 sales to the Westbank – specifically Terrytown, Gretna, Harvey, Marrero, and Westwego. The average sales price was $178k. Homes were typically 3 beds. 2 baths and 2100 square feet.
We separated Belle Chasse since the home prices there tend to be a tad higher. Belle Chasse had 10 sales for an average price of $292k. Home sizes on average were 3 beds/ 2 baths and 2500 square feet.
Metairie Home Sales
Metairie had 79 sales in January 2020 – which is 9 more from the previous year. With about the same average house size as the Westbank sales, Metairie home prices are about (on average) $100k more!
Kenner Home Sales
With only being a stone’s throw to Metairie, Kenner home prices tend to be a little bit cheaper. (Kenner taxes are more though!)
Kenner had 40 sales a median sales price of $197k. We like to use the median in this case because of a couple of large sales skewing the numbers.
Lagniappe Home Sales
Some of our smaller suburbs are always worth mentioning though their inventory doesn’t have much turnover.
Arabi: 7 sales, almost all new construction, $237k average price, 3 beds/ 2 baths 1900 sqft.
Chalmette: 8 sales, $177k average price, 3 beds/ 2 baths 1800 square feet.
Old Jefferson: 8 sales, $241k average price, 3 beds/ 2 baths, 1600 square feet
Mandeville & Covington Home Sales
If you’re considering venturing to the Northshore – we pulled the numbers for Covington & Mandeville for you! Median sales price is $255k with 4 beds/ 3 baths and 2200 square feet.
You definitely get more for your money – but it might be a commute trade-off.
