New Orleans hot neighborhoods for October are as followed:
0-$100k: New Orleans East
$200-$300k: Mid-City & Algiers
$1M and Up: Garden District
New Orleans hot neighborhoods and what these numbers mean:
We find New Orleans East again at the lowest price point. It’s very affordable to purchase a home in this area but we aren’t seeing a lot of higher price points.
Finding Algiers as a hot New Orleans neighborhood is no surprise. Gentilly Terrace in the $100-$200k is though! It leads us to believe that more fixer-uppers were sold in the area. Which also doesn’t shock us. Lots of our home buyers are taking a leap to do renovations themselves.
Lower Coast doesn’t find its way to our hot neighborhood list very often – but we love seeing it here! With English Turn, the Arbors, and gorgeous homes on the river, it’s a little slice of heaven. Lakeview is holding steady with average sales in the $400k-$500k range.
East Carrollton and Bywater are very hot neighborhoods right now though. The Bywater has seen more price drops and the out of town owners are selling former AirBnBs. It’s a great time to get into this area. East Carrollton offers opportunities to buy multi-family homes to rent out or even find an exquisite home for you.
New Orleans’ hottest neighborhoods though are Riverside and the Garden District. Both are filled with 100+-year-old homes that have beautiful front porches, painted gingerbread accents, and make our tourists swoon! (Check out an awesome video about the Garden District!)
