The thought of listing your home to sell during the holidays likely gives you hives. While it’s not the ideal time of the year to sell your home, sometimes you have to do what you have to do!

Do not decorate

We know this is not easy, but you don’t want house photos with lights and a tree. Why not? You only have one chance to make a great first impression; let’s focus on the house, not your nativity scene.

Pricing is KEY

Pricing your home correctly is ALWAYS important. However, we cannot stress this enough, this is when you cannot mess around with pricing. If you want that house sold, don’t listen to Zillow or your friend’s aunt who is an agent in Ohio. Look at the comps, listen to your agent, and you can get this house under contract quickly! 




Don’t plan events at your house.

Since your house is listed for sale this year, you’re going to forgo that holiday party and only attend events elsewhere! Your house needs to be show ready, and you don’t want to turn away buyers because you’re prepping for an event. Speaking of… 



Be flexible

Surprisingly, two of the busiest weeks of our year are the week of Thanksgiving and the week between Christmas and New Year’s. Buyers are off work and have time to go view homes. Be flexible with showings and let those buyers in the door!  This is why you shouldn’t plan elaborate events during this time of the year.

We have been in bidding wars with other buyers during the holiday season. Getting a flurry of activity on your home is not unheard of just because we are prepping for Santa!
